There are many companies, realtors, and investors that are quite successful doing short sales but the niche is not one that most are successful with, and there is much competition out there doing the same thing, full time.

Always ask for a security deposit and do a credit check on any tenant and by doing this, you will have some security that the tenant is of good character and will most likely pay their rent on time.

Check the newspapers, magazines and other respected publications for news on the best markets for buying foreclosed homes.

In the real estate investment business, you will be ahead of the pack if you can get people calling or coming to you with their specific problem before they go somewhere else.
